Property Facts

The Oasis is one of the most spectacular and relaxing resorts on the Gulf Coast. We are delighted that you have chosen to spend some quality personal time with us.

To keep the resort attractive and in top order during your stay and for next guests who join us, we ask that all guests observe a few reasonable expectations while here.

MUST BE 25 years of age to rent at The Oasis at Orange Beach. If there is an event and/or investigation, and it is discovered that there are no guests over the age of 25 in the unit, renters will be ejected.

PARKING PASSES must be displayed on all vehicles while on property. A maximum of (2) parking passes can be issued for three-bedroom units and four-bedroom units. Additional passes may be purchased depending on the capacity of the parking deck at the time of arrival.

PARKING IS LOCATED ON 2-12 DECK LEVELS  for guests. Unless approved by management, guests parking on the ground level will be ticketed and possibly booted.

APPROVED WRIST BANDS  must be worn at all times while on the premises. Failure to do so will result in loss of building privileges. 1.     

CARTS/BUGGIES   are for loading / unloading items to the room. Do not take these into the unit, or leave in the hallway. Please return as soon as you load/unload for others to be able to use. These are not to be used for the grill area, pool or beach. We have grill carts at the front desk for use. 

STAIRWELL LOCATIONS please find the nearest stairwell to the unit you are staying in. In the event of an emergency and the elevators are shut down, stairs may be required to be used.

TRASH CHUTES are located on the west end of each floor. All trash and disposables should be deposited in designated receptacles located on each floor and at each entrance. Kitchen trash should be bagged and deposited ONLY in the garbage chutes. NO trash or debris should be left anywhere in the halls, parking decks or elevator lobbies. For oversized items please take to dumpsters on ground level. Ask front desk for directions.

GROUND FLOOR AMENTINTIES  are open from 8am-11pm except for the following: the lazy river slide closes at 8:30 pm and the courts close at 9 pm May-Nov for turtle nesting season. Should the management company need to preform maintenance or close down specific areas for safety reasons those areas will be marked.

FITNESS CENTER, located on the 15th floor. Hours are 5am -11pm. Only authorized Owners and guests are permitted to use the center. This area is for persons 16 years or older. Everyone is expected to use the fitness center equipment and amenities responsibly. Misuse that results in damage to the equipment will be charged to those responsible. 

HOT TUBS / SAUNA, located on the 14th floor. Hours are 5am - 11pm.  Only authorized Owners and guests are permitted to use the center. This area is for persons 18 years or older. There is a men's and women's sauna / shower located on this floor as well. This area is not co-ed. Everyone is expected to use the hot tubs and sauna responsibly. Misuse that results in damage to the equipment will be charged to those responsible.

ELEVATORS are intended to move guests quickly between floors, not for play. Guests who abuse the elevators will be charged for any resulting elevator repair costs. This can include but is not limited to: pushing multiple buttons, jumping, holding the door open an extended amount of time. All these actions can cause entrapments or breakdowns, and interfere with the flow of guests traffic.

NO THROWING OR POURING anything off the balcony. This is a major safety violation. Actions will result in an immediate ejection from the property. There are no exceptions. Nothing should be draped over the balcony railing including but not limited to: towels, clothing, flags, lights.

TOWELS AND PERSONAL ITEMS are not allowed to be used to "save" chairs or spaces around the pool decks, grill area, or cafe. Any unattended items will be gathered and into lost and found or discarded. Personal items may neatly be placed outside unit entry door. No items can block the doorway or walkway, if it does these items may be discarded due to safety reasons.

PROPERTY QUIET HOURS are from 10:00 P.M.- 9:00 A.M.

SMOKING/VAPING of any kind is not permitted anywhere on the premises except in the following marked designated areas: Ground Floor West Parking Deck, Grill Area, and the Westside of the Lazy River (outside of fence).

NO PLAYING OR CONGREGATING is permitted in the common areas on each floor.

NO GLASS CONTAINERS are permitted outside the condos.

NO PERSONAL BOOMBOXES or loud speakers are allowed on property. Please wear headphones around property to listen to personal music. 

SKATEBOARDS, HOVER BOARDS, ROLLER BLADES/SKATES are prohibited on property.

GUESTS ARE NOT PERMITTED TO BRING PETS.

ELECTRIC BIKES/VEHICLES Electric Bikes are not allowed to be stored in the building or garage. These can be kept on the bike rack outside on the ground level, west side near the smoking area. Electric vehicles may not be charged on site. These are considered insurance and safety violations.

 
DRONES ARE NOT AUTHORIZED ON PROPERTY per the City of Orange Beach ordinance unless the required permit from the City is obtained AND with prior Board of Directors approval.

BY CITY ORDINANCE, ALL ITEMS TAKEN TO THE BEACH MUST BE REMOVED AT THE END OF EACH DAY. Personal items left on the beach after sunset will be removed by the City. Find more information here: Leave Only Footprints

If any guests are found to be creating an unsafe condition, doing something unsafe or illegal and/or causing damage to this property, the Association will take action which could include notifying government authorities and/or ejection from the property.

These expectations are intended to help keep The Oasis at Orange Beach special, not only for current guests, but also for those who will follow. Should you observe bad behavior, smoking outside the designated areas, excessive
